The age rule of thumb

If your roof is well within its expected life and the problem is localized, repair. If it's near the end of its lifespan or has widespread damage, replacement usually costs less over time than repeated repairs.

Run the cost math

A minor repair is often a few hundred dollars; a full replacement runs $6,000–$18,000+ depending on size and materials. If repairs are stacking up toward a big fraction of replacement cost, replacing is the better value.

Factor in how long you'll stay

Selling soon? A sound repair plus a clean inspection may be enough. Staying for years? A new roof buys decades of peace of mind and can lower energy and insurance costs.
