7 Signs You Might Need a New Roof
How to tell the difference between a quick repair and a roof that's near the end of its life.
Look for these warning signs
Curling, cracked, or missing shingles; granules collecting in your gutters; daylight or stains in the attic; sagging areas; and a roof that's simply old (asphalt shingles last ~20–25 years).
Any one of these can be a repair; several together usually point to replacement.
When a repair is enough
A handful of missing shingles after a storm, a single flashing leak, or isolated damage on an otherwise sound roof are good repair candidates — far cheaper than a full re-roof.
Get an inspection first
